Luxury Gokul Apartment in Birgunj set to open by October


Kathmandu: Gokul Apartment, a luxury residential project under construction at Ghantaghar in Birgunj, is set to begin operations by October 2025.

Spanning across 5 ropani (0.25 hectares) of land, the project is nearing completion and will soon open its doors to residents.

Established in 2020 under the name Gokul Apartment Pvt. Ltd., the company aims to introduce premium apartment living to the heart of Birgunj. The project comprises a single residential tower housing 46 apartment units, offering a mix of modern layouts.

Out of the total 46 units, the company has planned 4 units of 2BHK, 29 units of 3BHK, 9 units of 4BHK, and 4 luxurious penthouses. All units are being built within one integrated apartment block.

The apartment will feature a wide range of high-end amenities including 24/7 CCTV surveillance, two-level parking, a health club, community hall, meditation center, supermarket, children’s play area, swimming pool hall, and fully furnished units—designed to meet the needs of modern urban living.

The total estimated investment in the project stands at Rs 1.24 billion. The company has adopted a 42:11:47 investment ratio, comprising long-term loans, equity, and promoter loans respectively.

A credit rating for a loan amounting to Rs 550 million has already been obtained, and Rs 520 million in financing has been arranged so far.

As of June 2025, the company has achieved 95 percent financial progress. Construction has been completed, and interior and furnishing works are in their final stages. Furniture for the apartments has already arrived at the site, signaling the project’s readiness for launch.

The Gokul Apartment is expected to officially begin commercial operations in October.

The company is chaired by Pradeep Kumar Rungta, with Subham Rungta serving as Managing Director.
